-Having a psychological discount sells a house quickly. I have been selling anything you can imagine for the past 20 years and I can tell you consumers love discounts. I used to have my own shoe store and I sold shoes for 20 years. Then when I closed that store, I sold various items on ebay and craigslist. I have sold shoes, cell phones, laptops, cars, and houses.
I have noticed a pattern. If I list an item for $100 firm, people won’t buy it. But if I list an item for $120 and give people a $20 discount when they negotiate, they will gladly buy at $100. $100 = $100, so why the difference?
It’s all psychological. In the first case, the buyer thinks, “No, it’s too expensive and the seller is not even willing to negotiate.” In the second case, the buyer thinks, “Wow, look at my negotiating skills. I just shaved $20 off the asking price. That’s a 20% saving. I am so good at negotiating.”
If you want to sell your house, I recommend that you somehow make the buyer feel like they are getting a discount. Price it higher than what you are willing to sell at, and negotiate it down; or if you list it on a website, list it for a higher price at first, and within a few days, drop the price, so it looks like a discount.
