Back in the summer of 2022, Mike Rose, a realtor from Kamloops, became notorious for a particularly unprofessional act – he was caught red-handed on film, guzzling milk straight from a carton in a home he was touring with potential buyers. The incident led to severe repercussions. Mike, a well-established figure in the field since 1994, had to pay a hefty $20,000 fine for his conduct.
This was not a minor offense, but a breach of the Real Estate Services Act. In addition to the fine, Mike had to cover $2,500 worth of enforcement expenses for the B.C. Financial Services Authority by January 18, 2024.
The story unfolded on July 13, 2022, when Mike was touring a property in Kamloops with prospective buyers. He was acting as a guide, showing them around the house that could be their future home.

Caught in the Act: Realtor’s Unusual Misstep
On a follow-up visit three days later, Mike got thirsty and failed to find water in the fridge. He opted for milk instead, drinking straight from the carton. He didn’t replace the milk, nor did he inform the homeowners or their agent about his act. Upon his next visit to the property, the homeowners had a bone to pick with him. A security camera had recorded his actions, and they confronted him.
His simple response was, “The milk?” followed by an apology. But the damage was done. The clients he was representing swiftly ended their professional relationship with him and found a new realtor to guide them in their property purchase.
Mike defended his actions, saying his unusual behavior was due to dehydration caused by new medication and personal stress.
Severe Repercussions: Kamloops Realtor Fined
But his reputation was already tainted. Worse yet, this wasn’t Mike’s first brush with disciplinary action from the B.C. Financial Services Authority. In 2011, he was suspended for 14 days, fined $1,000, and had to complete additional training. The reason?
Professional misconduct during a 2009 transaction, where he didn’t adequately document instructions to lower a property’s list price and amended mandatory disclosures without the seller’s consent. While Mike continues to work in real estate, this incident has certainly added a sour note to his career.
